The Eddy Street Commons Frenzy

If you are a part of the University of Notre Dame community in anyway, then you are undoubtedly familiar with Eddy Street Commons. The development on the south side of the campus is a new residential and commercial site that has ND fans raving. But what is all the frenzy about? What makes Eddy Street Commons special?


Notre Dame has been a part of the South Bend, Indiana area since it's founding, but until now ND kept a fairly autonomous identity apart from the Michiana commercial community. Campus was surrounded on the west by Saint Mary's and Holy Cross College (those being then bordered by the St. Joe River Barrier), on the north by the toll rd and the poorly developed Roseland commercial strip, and on the south by single family residential. Only on the east side of campus had there been some purposeful commercial growth aimed at capturing the Notre Dame market. But that being said, the growth and development was not focused: individual stores, restaurants, apartment complexes, hotels, and more sprung up over time. But there was no organized, overarching master plan. Consequently the area does not look particularly well done.

It seems however, that ND students, faculty, fans, and alumnae were just waiting for a development that WAS well thought out and master planned. The response to the new community has been fantastic. Shopping, dining, and more are all within footsteps of campus now that Notre Dame has Eddy Street Commons. The project, built by Kite Construction, was built on the south side of campus, by acquiring and redeveloping what used to be single family residential.

As a realtor, who specializes in helping Notre Dame investors and alumnae, I have been working closely with several clients to acquire some of the townhomes that are also part of the project. My clients are intrigued with the large investment made at Eddy Street Commons, and feel positive about "co-investing" their dollars if you will. Moreover, they love the walkable distance to tailgating and football games, not to mention the bookstore and other favorite parts of campus. In addition, never before has a Notre Dame residential property been so accessible to fine dining and shopping...simply stroll down the sidewalks to eat at Kildares, Five Guys, or the new acclaimed eatery "The Mark". Eddy Commons on the move, Eddy St. now open!

I was thrilled to drive down Edison/Angela Blvd. today and see that the new Eddy St. is now open to the public to drive through. The Eddy Commons development has dramatically change the face of the south side of Notre Dame's campus. Eddy Commons features a 4 story street scape on either side of Eddy St. just south of Notre Dame Stadium in South Bend, IN. For those of you who are new to the Eddy Commons concept, the University of Notre Dame contracted with Kite Realty Group (Indianapolis, IN) to construct the mutli-use development on the south side of Notre Dame's campus. The development will feature retail shops including a 20,000 sq. ft. Notre Dame bookstore space and restaraunts for the Irish enthusiast. There will also be office space, a parking garage, 2 hotels, and residential units for sale including condos, townhomes and patio homes.

The development is stunning and hopefully will take South Bend by storm. The only thing more awe inspiring than the scope and beauty of the project is the pricing. With retail space leasing for +30/sq. ft. and residential units selling just shy of $300/sq.ft., the question everyone wants to know is who is going to live there? The median housing price in South Bend is $85,000. Eddy Commons is offering a 1 bedroom, 1 bath, 750 sq. ft. condo from the $180's. This should be good news for area property values if the project is a success. One thing is certain for those of us who are die hard Fighting Irish Fans who bleed Blue and Gold, we will all be on the edge of our sets until 3:30pm when Charlie Weis and the boys take the field for the first time in 2009 against Nevada.
