The development on the south side of the campus is a new residential and commercial site that has ND fans raving. But what is all the frenzy about? What makes Eddy Street Commons special?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;Notre&lt;/span&gt; Dame has been a part of the South Bend, Indiana area since it's founding, but until now ND kept a fairly autonomous identity apart from the &lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;Michiana&lt;/span&gt; commercial community. Campus was surrounded on the west by Saint Mary's and Holy Cross College (those being then bordered by the St. Joe River Barrier), on the north by the toll rd and the poorly developed &lt;span id="SPELLING_ERROR_3" class="blsp-spelling-error"&gt;Roseland&lt;/span&gt; commercial strip, and on the south by single family residential. Only on the east side of campus had there been some purposeful commercial growth aimed at capturing the &lt;span id="SPELLING_ERROR_4" class="blsp-spelling-error"&gt;Notre&lt;/span&gt; Dame market. But that being said, the growth and development was not focused: individual stores, restaurants, apartment complexes, hotels, and more sprung up over time. But there was no organized, overarching master plan. Consequently the area does not look particularly well done.&lt;br /&gt;&lt;br /&gt;It seems however, that ND students, faculty, fans, and alumnae were just waiting for a development that WAS well thought out and master planned. The response to the new community has been fantastic. Shopping, dining, and more are all within footsteps of campus now that &lt;span id="SPELLING_ERROR_5" class="blsp-spelling-error"&gt;Notre&lt;/span&gt; Dame has Eddy Street Commons. The project, built by Kite Construction, was built on the south side of campus, by &lt;span id="SPELLING_ERROR_6" class="blsp-spelling-corrected"&gt;acquiring&lt;/span&gt; and redeveloping what used to be single family residential.&lt;br /&gt;&lt;br /&gt;As a realtor, who specializes in helping &lt;span id="SPELLING_ERROR_7" class="blsp-spelling-error"&gt;Notre&lt;/span&gt; Dame investors and alumnae, I have been working closely with several clients to acquire some of the &lt;span id="SPELLING_ERROR_8" class="blsp-spelling-error"&gt;townhomes&lt;/span&gt; that are also part of the project. My clients are intrigued with the large investment made at Eddy Street Commons, and feel positive about "co-investing" their dollars if you will. Moreover, they love the walkable distance to tailgating and football games, not to mention the bookstore and other favorite parts of campus. In addition, never before has a &lt;span id="SPELLING_ERROR_9" class="blsp-spelling-error"&gt;Notre&lt;/span&gt; Dame residential property been so accessible to fine dining and shopping...simply stroll down the sidewalks to eat at &lt;span id="SPELLING_ERROR_10" class="blsp-spelling-error"&gt;Kildares&lt;/span&gt;, Five Guys, or the new &lt;span id="SPELLING_ERROR_11" class="blsp-spelling-corrected"&gt;acclaimed&lt;/span&gt; eatery "The Mark". Once you reach the town square of the complex, if it's football weekend, your odds are good that you will hear live music or have a celebrity sighting like Joe Montana. Basically, it's safe to say that Eddy Street Commons is where the action is.&lt;br /&gt;&lt;br /&gt;In addition to the &lt;span id="SPELLING_ERROR_12" class="blsp-spelling-error"&gt;townhomes&lt;/span&gt; I am helping buyers acquire, we will now be working with buyers to purchase the new condos that also will be added soon to the project: these condos I have been told will be a great price point, especially considering the location. The Eddy Commons development has dramatically change the face of the south side of Notre Dame's campus.  Eddy Commons features a 4 story street scape on either side of Eddy St. just south of Notre Dame Stadium in South Bend, IN.  For those of you who are new to the Eddy Commons concept, the University of Notre Dame contracted with Kite Realty Group (Indianapolis, IN) to construct the mutli-use development on the south side of Notre Dame's campus.  The development will feature retail shops including a 20,000 sq. ft. Notre Dame bookstore space and restaraunts for the Irish enthusiast.  There will also be office space, a parking garage, 2 hotels, and residential units for sale including condos, townhomes and patio homes. &lt;br /&gt;&lt;br /&gt;The development is stunning and hopefully will take South Bend by storm.  The only thing more awe inspiring than the scope and beauty of the project is the pricing.  With retail space leasing for +30/sq. ft. and residential units selling just shy of $300/sq.ft., the question everyone wants to know is who is going to live there?  The median housing price in South Bend is $85,000.  Eddy Commons is offering a 1 bedroom, 1 bath, 750 sq. ft. condo from the $180's. But, PLEASE NOTE..the definition of a first time home buyer is anyone who has not owned a home within the last three years!  So, even if you have owned a home earlier in life but have not for several years, you could still qualify for this credit.&lt;br /&gt;&lt;br /&gt;The Credit is obtained after the closing on the new house: by filing a simple form with the IRS that ammends your 2008 tax return.   You should receive the funds within 30-45 days (based on what my clients have experienced thus far).  In other words....yes you get a check in the mail for the sum of up to $8,000!&lt;br /&gt;&lt;br /&gt;You may be asking: How is the tax credit determined?  The credit is 10% of the purchase price of the house, up to $8,000.  So basically if you buy a house of $80,000 or more than you will get $8,000 back. &lt;br /&gt;&lt;br /&gt;Do you have to pay it back over time like the 2008 homebuyer tax credit?  NO!  As long as you occupy the property for at least 3 years, the $8000 is yours to keep.  The 2008 homebuyer tax credit was up to $7500 and required $500/yr. repayment over 15 years, so it was really a 0% interest loan.  This is free money!&lt;br /&gt;&lt;br /&gt;If Barack Obama had not owned a house in the past 3 years, could he qualify even though he is unbelievably wealthy?  NO!  There are some income stipulations!  If you make more than $75,000 annually as an individual or $150,000 married filing jointly the credit rapidly diminishes and becomes $0 as your income increases. St. Joseph County now has 4,591 rooms up from 3,811 rooms in 2005 according to the article. He sited being a good father first as one of the moitvating factors for his commitment to Florida. This leaves Irish football fans wondering what 2009 will bring and what happens if and when Weis puts up another poor performance.&lt;br /&gt;&lt;br /&gt;For the Notre Dame real estate market this may or may not be bad news depending on whether you already own in South Bend, or are thinking of buying in the next year. The new construction condo/townhome boom in South Bend close to campus has been fueled almost entirely by second home purchases of out of state alumni and parents of students currently attending the universities. With many Americans losing 20% or more of their net worth in the roller coster stock market, many have decided that second home purchases are not a priority or in some cases no longer possible. 2009 looks to bring more new construction inventory to market than many of the proceeding years combined. This coupled with the fact that homes built in 2005 at the beginning of the boom are starting to turnover as students graduate and parents look to sell the homes they bought at that time.&lt;br /&gt;&lt;br /&gt;This is great news for buyers. The old adage "Buy low, sell high" rings true in this situation. Buyers should be expecting to get a deal in this increasingly competitive but desireable market. However, it is important to understand this unique market and what is a good deal. Buying a unit at the higly acclaimed, Notre Dame backed Eddy Commons at a whopping $300/sq. ft. may help your ego, but could be an investment mistake as many homes within several blocks of the development are available for $30/sq. ft. and other new contrustion projects range from $130-$190/sq. ft. with comparable proximity and amenties. Until recently properties have been selling at full asking as a rule and the market has seen 3-5% annual appreciation. Since October the market has flattened and may even be declining, so don't be surprised to find some deals at 5-10% below previous asking prices.
